Do you charge any fees or commissions?
Nope! Zero cost to you. Thunderhead Land will pay any closing or title fees associated with the transaction.
How quickly can you close?
For smaller properties, we can sometimes close without going through a 3rd party title company. If so, the closing process can be completed as quickly as just a few days. We would simply send a mobile notary to you to sign over the deed and hand you a cashier’s check for the agreed upon amount.
For larger parcels, we will close through a title company. That process typically takes 2-3 weeks.
Don’t I need a realtor to sell my property?
Some people do choose to use realtors for larger, more expensive transactions, but realtors are likely not going to be interested in smaller, lower cost raw land transactions. Raw land is a much simpler property type than houses or other properties with structures on them, so it really just depends on the size of the parcel and the price of the transaction.
The property I want to sell is not technically in my name. Will you still buy it?
You cannot legally sell a property if it’s not in your name. If the actual owner is no longer living, cannot be found, or is not mentally/physically capable of completing the sale, then you would need to reach out to a real estate attorney to help transfer the property to your name prior to selling it.
Do I need to meet you at my property?
No, that’s not necessary. It’s very common for land parcels to be bought and sold remotely. During the due diligence phase prior to purchase , we may request to send someone who is local out to the property, with your permission of course, to inspect it or take some pictures.
How will I get paid for my property?
For smaller properties, you will be paid via cashier’s check after signing over the deed via a mobile notary.
For larger properties, we would close through a title company where you can typically expect to be paid either by direct wire transfer or via a cashier’s check through the mail, whichever you’d prefer.
